SITE
The site, approximately 34.000 sq.m., is separated from the outer world by the two roads almost perpendicular to each other, and by the borderline of the grove at the hill top. Due to its natural domination of the landscape, the hill top with the grove subordinates the conical hill establishing regular layers.
ELEMENTS
The elements of the hotel complex consist of:
– 140 hotel rooms with full 4-star equipment and parameters, distributed in four village type clusters
– Reception building with conference hall, lounge bar and restaurant facilities
– Sports center with open tennis and basketball fields
– Olympic sized swimming pool with 5-line corridors, all needed service accessories, with mobile shell, allowing for both summer and winter use
– Open odeon amphitheatre for performances, concerts and celebrations
COMMUNICATION
Two systems form the communication networks of the complex:
– vehicle road alleys – predominantly concentric, to link the principal zones of the hotel complex: reception building, sports area, open theatre, four residential clusters
– pedestrian paths and alleys – predominantly radial, to link the upper with the lower ring areas of the complex.
The parking is proposed to be in the corner position of the plot configuration. It is part of the communication core of the entrance area linking the reception building and the sports fields with the 4 residential districts.
HOTEL STRUCTURE
The structure formats into four segments organized by shifting radial vectors so that the overall shape of the cluster reflects the concentric shape of the hill conical terrain. Yet in this sequence, ALL rooms obtain clear uninterrupted view towards the valley in front of the hill. The slight one-floor-scale sliding shift of each next radial stepping sequence of blocks allows a sort of chess-desk pattern of the plan, creating inner patios to allow the access to each one of the hotel rooms.
The rooms are typical 4-star hotel spaces (420 by 660 axial) with rich bathroom and individual terrace (420 by 360 axial). The access to the lower rooms is a corridor running at the terrain level, while the access to the upper rooms of each two-floor block, comes by an individual stair from this corridor level.
STRUCTURE
The building elements of the hotel and the accessory spaces, are predominantly traditional concrete structures with brick walls and insulation. The modular repetition of simple two-floor (two rooms) same blocks of the hotel cluster, makes the construction process unified, fast and effective. The perforated body of the hotel buildings converts it into a “giant pergola”, with many shadowed courtyards and intensive ventilation through the building body, which should low down the exploitation costs of the hotel operator and the owners. It is supposed that the transformable swimming pool space will be using a modern tensile cover to allow the change from summer to winter air condition model of use.
CONCLUSION
The hotel structure and its composition will allow the complex to work as a flexible and adaptable entity, fluctuating between the programs of:
– a sports training camp,
– a summer recreation village, and
– a conference and event hotel
